Minnesota has over 10,000 lakes — and nearly as many cabins. Whether you own a weekend retreat on Mille Lacs or a hunting shack in the Boundary Waters region, your standard homeowners policy almost certainly does not cover it properly.
Pitfall 1: Assuming Your Primary Homeowners Policy Covers the Cabin
Most HO-3 policies cover only your primary residence. A second home or seasonal property requires a separate policy — or a specific endorsement on your primary policy.
If you're in a claim situation and your cabin wasn't explicitly listed, the insurer will deny it.
Pitfall 2: Vacancy and Unoccupancy Clauses
Standard policies contain a vacancy clause: if the home is unoccupied for more than 30–60 consecutive days, coverage may be suspended or severely limited.
Minnesota cabins are often unoccupied for months at a time. You need a seasonal or vacant property endorsement — or a policy specifically designed for second homes.
Pitfall 3: No Coverage for Frozen Pipe Damage in Unheated Structures
This is the most common cabin claim denial in Minnesota.
If pipes freeze and burst while the cabin is unoccupied and unheated, most standard policies will not cover the resulting water damage. The standard policy condition is that heat must be maintained, or the water supply must be shut off and drained.
What to do: Winterize properly (drain all pipes, shut off water supply) and document it — take dated photos. Consider a rider that explicitly covers this scenario.
Pitfall 4: Underinsured or No Liability Coverage
Your primary umbrella policy may not extend to a separately-owned property. If a guest is injured at your cabin, you could be personally liable.
Make sure your cabin policy includes at least $300,000 in liability coverage, and consider a separate umbrella if the property hosts guests regularly.
Pitfall 5: Outbuildings and Watercraft
Docks, boat houses, ATVs, snowmobiles, and watercraft are often excluded from standard property coverage. These require separate scheduled endorsements or standalone policies.
